The William & Mary Farm consists of approximately 692.0 +/- acres located in Jefferson County, Arkansas just northeast of the community of Sherrill. The farm consists of four (4) non-contiguous tracts, but they are all in close proximity to each other. Within this offering brochure we will refer to the 80 +/- acres that Wabbaseka Bayou bisects as the north tract, the 240 +/- acres as the west tract, the 336 +/- acres as the east tract, and the 35 +/- acres as the south tract.

The Farm Service Agency office reports a total of 624.23 +/- cropland acres that are all irrigated by five (5) wells and one re-lift, with the exception of the 25.46 tillable acre field located on the south tract. There are 62.90 +/- tillable acres in addition to 5.90 +/- acres enrolled in the Conservation Reserve Program (CRP) on the north tract. The west tract has 225.16 +/- tillable acres all of which have been precision leveled with the exception of 10.53 +/- acres. The east tract has 310.86 +/- tillable acres that are all precision leveled with approximately 158 +/- acres being leveled to a zero grade. All of the tracts are accessed by private farm roads except for the south tract, which has frontage and access along Arkansas State Highway 31.

The farm is located in an area known for good waterfowl hunting. Field hunting opportunities already exist on the farm, and the hunting rights have historically been leased out.
